There’s a big difference between listing a house and selling a house, and I want to show you what I mean.
We recently listed a two-bedroom, one-bath home, a nice little place, on a Thursday. Over the weekend, we held a couple of open houses and had a lot of activity. By Monday, we had two offers in hand. We took the best one, and the house was pending after just four days on the market.
That number matters more than you think. Right now in Eugene, the average days on market for homes at this price point is around 79. Four days versus 79. That’s not luck, and it’s not the house doing the work on its own. That’s what happens when you do everything right before the listing ever goes live.
The work started before listing day. We prepped the house and made sure it was in true move-in condition. We had it staged, cleaned top to bottom, and priced right for the market. Then we launched it with a full marketing push, including open houses over the weekend, so that by the time buyers walked through the door, there was nothing standing between them and writing an offer. The house was ready to sell, not just ready to list.
Your first week matters most. Your best odds of getting the strongest price come in those first few days on the market. The longer a home sits, the harder it gets. Buyers start wondering what’s wrong with it, and the whole energy shifts.
